1) Bathroom Extractor Fan Replacement – New Farnley, Leeds

A recent job in New Farnley, Leeds, gave us the opportunity to help a homeowner finally get on top of some stubborn condensation problems in their bathroom.

The issue had been dragging on for a while. They’d already had someone out who replaced the existing extractor fan, but that didn’t solve the problem. In fact, the situation only got worse.

Despite having a fan installed, they were still seeing water running down from the loft, through the ducting, and into the bathroom — wetting both the ceiling and the fan itself. This wasn’t just an inconvenience; it was causing damp patches, contributing to mould growth, and damaging the bathroom ceiling.

2) The Problem: Not Just the Fan

A big part of the issue was the original fan pipework. It wasn’t insulated — so warm, moist air was travelling up the fan, condensing inside the cold pipework in the loft, and then running straight back down into the bathroom.

What’s worse, someone had suggested replacing the fan again. But without addressing the ducting, this would’ve only made things worse. A more powerful fan with uninsulated ducting? That’s a recipe for even more moisture being pulled into the pipework, creating a perfect storm for leaks and ceiling damage.

3) What We Did – and Why

We started off with safety first. The bathroom ceiling had artex, so we arranged for asbestos testing before carrying out any work. Thankfully, the results came back clear — which meant we could proceed safely and responsibly.

From there, we carried out the following:

  • Replaced the existing ducting with fully insulated duct to prevent condensation build-up inside the loft space
  • Installed a Nuaire Cyfan centrifugal fan with a trickle function – powerful enough to push air efficiently through longer ducting runs
  • Added a stand-alone condensate trap to the ducting to stop moisture from flowing back into the fan or ceiling
  • Tested the new fan’s performance using an anemometer, to confirm that airflow levels were up to spec and venting correctly to the outside

This approach not only resolved the immediate problem but also future-proofed the system against the typical issues you get with poor ducting and underperforming fans.

4) Why This Approach Works

The Nuaire Cyfan is specifically chosen for situations like this — where the ducting layout isn’t ideal (in this case, venting up into the apex of the ceiling). Centrifugal fans like this are far more capable of pushing air over longer distances and around bends compared to cheaper axial fans.

But even with the right fan, if the ducting isn't insulated or installed properly, you’ll just end up recycling the same moisture problems. That’s why we treat the whole system — not just swap the fan and hope for the best.

The Stand-alone condensate trap is a crucial piece of kit in these scenarios. It ensures any water running back down the duct gets collected and dries out once collected — rather than pooling inside the fan or dripping back into the room.
